First Investment Bank – Albania, a rapidly growing commercial bank, is looking to hire a qualified individual for the position of:
Junior Evaluator in Internal Evaluation Unit
Job Description:
Junior Evaluator is responsible for:
- Conducts valuation of real estate (apartments, houses, commercial units, offices, warehouses, agricultural land, building plots, etc.) and real estate serving as collateral.
- Analyzes the legal documentation of the property (ownership certificates, floor plans, building permits, etc.).
- Verifies the physical condition of the property through on-site inspections for complex cases or those with high financial exposure.
- Provides valuation-related opinions and technical support to Credit Committee, when required.
- Prepares detailed and well-argued valuation reports in accordance with current manuals and procedures.
- Applies different valuation methodologies (comparative, cost, income capitalization, and development project).
- Ensures that valuation reports meet the bank’s internal standards and the legal/regulatory framework.
- Collaborates with the credit department (SME/Retail) by providing analysis and opinions on property market prices.
- Reviews the valuation report for potential collateral issues as well as property values, based on market prices and available statistics. Prepares an internal office report on the work performed, giving approval or disapproval along with other comments on any possible issues, which is then sent to the SME/Retail Department that requested the valuation.
- Monitors and updates periodic valuations of existing collateral.
- Identifies risks related to ownership, liquidity, and the market.
- Maintains proper archiving of documentation and reports.
- Follows developments in the real estate market and factors affecting prices.
- Assist the business department upon request by reviewing and advising on the selection of external valuers, ensuring alignment with the Bank’s management-approved list
- Maintains and updates a database of all the Bank’s collateral with the necessary information that can generate statistics for internal use.
- Controls and verifies preventive measures and costs related to construction, renovation, or investment works that are carried out or will be carried out for the collateral offered for lending purposes
Competencies / Skills:
- University Degree in Architecture, Civil Engineering, Urban Planning, Geodesy/Survey or other related fields. A Real Estate Valuation Licence will be considered an advantage.
- Previous experience in real estate valuation or banking is considered an advantage.
- The candidate must have strong negotiations skills, written and verbal communication skills.
- Very good working knowledge of spoken and written English.
- Very good knowledge of Microsoft Office programs and related programs for evaluation.
